In our market, {being compared to California’s real estate} we’re finding wise home owners who don’t necessarily want to relocate, and sometimes aren’t really able to since moving home to home has proven to be a little tricky here. So instead, home owners and clients are looking for real changes in their homes. They’re seeking out opportunities to expand on their existing footprint in wise ways that help them make their current home their dream home.
This is just what these smart clients were looking for. While the space was originally a garage in their home, we took the space from this:

If you’re familiar with our site, then you know that creating something from nothing is no stranger to us. In fact, we adore spaces like this, and helping people fully utilize their existing real estate to both meet their needs, and grow with them.
While the final space will initially be used as an Airbnb by the owners {which is smart for Franklin TN – a hot destination for wonderful Nashville getaways} eventually their family will be using it, too.
We were more than thrilled to help them make their vision a reality. In case you’re not familiar with the process, here’s an overhead view of the before and after in a simple floor plan:
If you can tell from the photo below, the initial garage space was a unique one, in that it was a step down below their actual windows, on their main house level. And the garage held an actual attic space on top.
So the idea for us, was to help make the space meet their needs for a multifunctional Airbnb, while also keeping within the parameters of their family’s future needs. This diagram shows roughly how we were able to utilize the space.
This in-progress photo actually gives more of an idea as to what was going on, via the inside. By lifting the floors and knocking out the ceilings, it truly opened up the space, and brought everything to one level inside the house.
And then on the outside, a little more curb appeal was added with the addition of a staircase and storage area. {Porch still to be stained.}

We still can’t believe this is the same room, and adore the before and after.
If you can tell from the plans, this multifunctional space holds a small wet bar, full bath, alcove, living area and sleeping space. The other rooms include a butler’s pantry and laundry area, with an option to close it off from the main house.
The space had a lot of challenges in that it had many needs and we were more than happy to help it all work cohesively for the space. Later, this family plans to use it as a bonus room. But when we were finished I told the owner she may want to consider using it as her master suite. ;}
I think I’d have a hard time sharing.
One of the keys to this space was opening up the ceiling, while also providing plenty of great lighting options. What company better to do that, than Kichler? We’ve included some more detail on all the lights, below. But one of our very favorites was this amazing pendant that brought in so much character.
For us, it’s like the ultimate earrings on a great outfit.
Icing on the cake for a real live, functional living space.
We loved bringing in cozy accents with bursts of fun color, for a little sophistication and a lot of fun.
Creating this bathroom was one of our faves. The tile, again from the fabulous Jeffrey Court kept the space open and gorgeous in beautiful colors and soft hues.
Eventually, frameless glass will be added to the shower, but we love the fantastic, open feel of it all.

We adore all the little detailed touches like contrasting wall pockets.
The upper loft will eventually be turned into bunks, and a ladder added to access it.
Since the later half of this renovation is actually happening in stages, for now it’s a faux reading area until proper railings can be added so that children can {safely} access it.
We loved adding little details like these sweet sconces from Kichler for some charming light in the little alcove, upstairs. And downstairs, with these reading lights, too. Good lights basically make reading at night even more fun.

Within the space, we were able to create a small butler’s pantry, with detailed cabinets for major storage. {Light can be found here} .
Which definitely helped expand their storage, along with an official laundry room.
Both which gave their actual kitchen within the home, a lot more space.
The cabinets in the laundry are a fun hue of blue, to complement the darker tile. We love how much extra storage all of these little spaces now provide.
The light fixture may look familiar, as it’s a flush version of our basement chandelier. We love it so much, we were glad to use it again and bring in some awesome lighting to the space.

This is SO beautiful! I adore all the choices! It’s truly an amazing transformation. WOW! I’m wondering what the rough overall budget was. Not itemized, of course, but just a general ballpark figure. I know every project has different issues to deal with and so much can vary based on geography alone, but it would still be interesting to know approximately how much an overhaul like this would cost. I’m sure it was less expensive for the family than purchasing a new home in a super hot market. 🙂 You guys did an OUTSTANDING job!
Stunning! Can’t hardly believe that it was once a garage! Beautiful layout and well-chosen tiles — our favorite aspect. All details from the lighting to the décor create such a charming and warm space. Great job!
What an amazing space!! Their cabinets in the laundry room are an exact match to my kitchen!! Love the farmhouse sink (like mine!). The floor in the laundry room is so fab too. I think the laundry room isn’t my favorite part can you tell?!

Incredible, but where do they park their cars, keep their tools and junk, trash cans and all other miscellaneous stuff?
They build a special storage room on the outside, and they have more storage under the house and staircase. They park their cars outside.

Hi! This was a design space for a client – the side entrance is basically all that changed on the outside appearance – as included in the post. Their home was unique because they had a ton of attic space
above the original garage, which allowed us to elevate the floors and ceiling. I hope that helps.
